The Breezewood Acres Board of Directors held their monthly
meeting on
President Jim McFadden called the meeting to order at approximately 12:10 pm.
President Jim McFadden announced the new officers for the 2010 year. Myself as President, Julie Kimmel as Vice President, Barbara Ersch as Secretary, Aggie Pennington as Treasurer.

LEGAL REPORT: Attorney Rich Henry announced that the Board is in the process of filing against a property owner who is in violation of the Protective Covenants. The complaint was filed in September or October and we will have a hearing sometime in February of March.

FINANCE, AUDIT & BUDGET: Treasurer Aggie Pennington announced that the billing for 2010 has been sent out. If you have not received a bill, you will be receiving it shortly. Treasurer Aggie Pennington announced that a bookkeeper was hired today.
Director Bob McErlean announced that as Rose, was in the office by herself and she has done a fantastic job.
MAINTENANCE REPORT: Director Don Johnson stated that Maintenance has been keeping busy with a lot of tasks as they arrive. Also Maintenance was informed not to plow unless it exceeds three inches due to the snowmobiles.
Director Bob McErlean: Asked Director Don Johnson does the plow have wheels to keep it from cutting below three inches?
Director Don Johnson: It does have skids on it but it is hard to do with our roads.
SECURITY REPORT: Vice President Julie Kimmel announced that we had two ambulance calls. One for a broken ankle, the other for intoxication. We had two calls to the state police for break-ins. Two citations were issued for disorderly conduct and speeding.
SECURITY QUESTIONS: Bill Witz Glen 3 Lot 10: Is security trying to change their program to try and stop this before it happens again?
Vice President Julie Kimmel: The guards are going to change their patterns. Abdul is coming up with a plan to offset routes.

Treasurer Aggie Pennington announced, according to Attorney Rich Henry, we are limited in being able to check any vehicles that leave the park. I feel like this big stuff, like a snowmobile or a 100-pound gas tank that is being taken out of the park has to be taken out of here in a closed truck. Is there anyway we can check a closed vehicle before it leave the park?
Attorney Rich Henry: I would say not.
Treasurer Aggie Pennington asked Rich if he could check into this for us and see what our liability would be. Can we at least ask the question and if they say no at least we know whom we can put under suspicion?
Bill Witz Glen 3 Lot 10: Being we are a private Community and we have our own By-Laws and Covenants, if we stop them on our side of the gate why is that illegal?
Captain Karim explained that what security usually does is ask the person who has a closed truck if they would mind opening the truck up so that security can see what is inside. 99 % of the time the person does comply. If a person would say no, what we do is take the plate number down and make up a report.
Director Mike Dellorso: If you are taking a plate number down, then it should not be to hard to see if that person was in the park when things were taken and that would narrow down the search.
John Kovacevich Glen 3 Lot 561: Did anyone check the house in Tobyhanna where the police have found a bunch of quads in a garage?
Director Bob McErlean: Who would be in charge of that Pocono Regional? Captain will look into this.
Tommy Turaino Glen 3 Lot 352: What I am suggesting is to place someone out there on a quad to patrol the back roads also have a camera ready in case this person finds or sees something. I am willing to do this.
Director Mike Dellorso: We will take this into consideration.

FIRE DEPARTMENT: Chief John Kovacevich stated I would like to thank everyone on the Board for backing us up. We have received a grant from the State to pay for the Mule. We are asking if anyone one is interested in joining, please see me or come to the Firehouse.

Glen 3 Lot 371: How much are we being charged when a property owner pays
with a credit card? Treasurer Aggie Pennington: I know we
do not take American Express because that was a high fee.
I really do not know a round about figure of our charges. We do in
a way but you also have to understand that these people are paying with
credit cards because they cannot afford to pay by check etc. LEGAL REPORT: Rich was here this am

I have a buyer for the lots I own in Glen 2. Do the new owners need
a permit to place a trailer on the property? Director Mike Dellorso: They need a
permit from the Township and Breezewood. Gerald Lededuik Glen 3 Lot 368: I
would like to know the correct footage from all easements? Director
Mike Dellorso: 6 ft. from the back and the sides of your property lines
and 15 ft. from the center of the road for the front of your property. Gerald Lebeduik Glen 3 Lot 368: The
Capital Improvement fee is $500.00, which the new owner pays. I have to
pay $100.00 for the Resale Certificate am I correct? Also, the electric box usage is for my
neighbor and me correct? Director Mike Dellorso: Yes Mark Petruno Glen 3 Lot 371: I have a
travel trailer that I take in and out of Breezewood I am thinking about
purchasing a new one. Will I need a permit for the new trailer? Office Administrator Rose Ann Senatore:
No you do not need a permit as long as you are not leaving the trailer
here permanently. FINANCE AUDIT & BUDGET: None

MAINTENANCE REPORT: Director Don
Johnson apologized to all the property owners who wanted to ride their
snowmobiles and were not able to. Maintenance direction was when there is
three inches or less of snow not to plow. I will take care of that. Copy
of report is available at the office.
SECURITY REPORT: Vice President Julie
Kimmel we had three ambulance calls two people has slipped on ice. We had
an incident of someone being pinned under an ATV.
Treasurer Aggie Pennington: What when
did this occur? Captain Karim: It happened on January
15, 2010 at approximately 0237, while Corporal Witten was patrolling in
Glen 10, he came around the curve near Glen 10 Lot 25 and saw an ATV on
the side of the road. At first he assumed it was the new owner from Glen
9A Lot 35 as officer Parker had mentioned that he was around. When he got
closer, he discovered the ATV was on its side just off the road and he
heard a voice. He
stopped, called base and then exited the patrol vehicle to discover Mike
from Glen 9A Lot 35 pinned under the ATV (large green plate # 1410. His
leg (no blood, bones, or bad pain). I asked him if he was ok and if he
felt he needed an ambulance. He said he was fine and did not need an
ambulance just needed help getting out. I
told Mike that I was going to push the ATV up and he needed to pull his
leg out. After his leg was free, I continued to push the ATV back onto its
wheels. I helped Mike up and we were chatting as he was getting over his
“embarrassment” and some pain in his leg and collecting items
scattered on the ground. He managed to start the ATV and I lead him back
to his property in the patrol vehicle. The ATV did not appear to have any
damage. Mike parked the ATV for the night. Richard Rosar Glen 9 Lot 221: I had
advised Security about the situation in reference to the firewood. What is
the policy on outside contractors coming into Breezewood? Apparently this fellow said he was
coming into Breezewood to do some work. My son and I were driving around.
This fellow just looked suspicious. To
prevent people from coming in I believe the property owner should let
Security know when they are expecting a contractor to come to their
property. Office Administrator Rose Ann Senatore:
Security is given a Contractors list every Friday. Vice President Julie Kimmel: Ever
since that incident we are getting the guards to take license plate
numbers and trying to get ID from contractors that come in. Director Mike Dellorso: Is he one of
the Contractors that pay the $100.00 fee?

Captain Karim: I caught the thief at
the gate when he was trying to leave Breezewood. He seemed to be under the
influence of something I could not tell what. I asked the gentleman three
times to take the firewood back to the site where he removed it. The
gentleman refused. He started to get loud and I advised the gentleman that
I was going to contact the State Police. The
gentleman refused to wait he attempted to run me down. The gentleman
turned towards the Recreation Center parking lot and tried to leave the
Community. Due to all the snow the gentleman could not exit the Community.
He tried to go out through the in bound gate Corporal Witten attempted to
block the out bound exit gate the gentleman went around and preceded north
up 196. The
State Police arrived shortly after and took my statement and proceeded to
look for the thief. The State Police advised me that the thief was charged
with theft disorderly conduct and attempted assault with a vehicle.
President Jim McFadden: We are working
on procedures to prevent this from happening with the Contractors. RECREATION REPORT: Director Tammy
Benanti I am working on the calendar for the upcoming season. FIRE DEPARTMENT REPORT: None John Evans Glen 10 Lot 527: The white
pick up truck I know one of the maintenance men is driving it. Tell the
driver to slow down.
OLD BUSINESS: Mark
Petruno Glen 3 Lot 371: What is going on with the septic system up in 10? Director Mike Dellorso: We are working
on it. We are discussing putting in a new system. There are several
different options we can take depending on where we can place the system.
Where we decide to put the system the ground has to be able to perk. We
have several options and we do not know if the entire area will perk Mark Petruno Glen 3 Lot 371: Do we
have any outlined property? Director Mike Dellorso: We do but we
are very limited. President Jim McFadden: RKR Hess is
working on a proposal so it can be submitted to the S.E.O. NEW BUSINESS:
The following Resolutions were passed. Resolution # 7: Salary Increase for
Security effective January 1, 2010

Resolution # 8: Approval of Alan
Strand Contract for pool for the amount of $4,035.00 for the 2010 season. Resolution # 9 Personal Injury
Protection Insurance Auto Policy in the amount of $4,0765.00. OPEN FORM: John Evans Glen 10 Lot 527: Made a
suggestion in reference to the heating of the pool. He gave the Board of
Directors a brochure on the subject. The Board thanked John. Mark Petruno Glen 3 Lot 371: How are
we doing with our electric since we changed over? Treasurer Aggie Pennington: We have a
2-year contract with a supplier. Dennis Cooney Glen 10 Lot 450: The
septic field in Glen 10 was the proposal approved when will the work
start? President Jim McFadden: We are trying
to buy some time. What we have to do is come up with some kind of proposal
to present to Glen Martin SEO officer.
Dennis Cooney Glen 10 Lot 450: I was
under the impression that you already made a decision and you were ready
to go? Director Mike Dellorso: No, because
there are different options we have to approach. President Jim McFadden: We do not know
if Glen is going to approve the option we will go with. Director Don Johnson: Glen will
approach the township when we have a couple of options on the table but we
need time. If they would allow us to use Glen 10 maybe through the summer
as long as we can this will help us. Then from that point we are going to
meet with Glen and try to come up with a design and plan to do this. Dennis Cooney Glen 10 Lot 450: Have
they shut that system down? Director Don Johnson: No Director Mike Dellorso: It is still
operational Dennis Cooney Glen 10 Lot 450: Then
why would you need permission to use the system?

President Jim McFadden: If we do not
move forward with a proposal, Glen will come in and shut us down. Director Mike Dellorso: Fields 1 and 2
are in the process of failing. We do not know how long we have before we
hit that point. Hopefully we can use it for the duration of the season
containing it to only Glen 10 bathrooms no dumping of blue boys. It will
be strictly for the use of the bathrooms and hopefully it can carry us
through the season. Dennis Cooney Glen 10 Lot 450: I
understand, but why do you need permission to use something we are using
already? President Jim McFadden: Glen wants to
know what we are going to do. Director Mike Dellorso: The Township
is not sure if they are going to allow us to use fields 1 and 2. Dennis Cooney: Glen 10 Lot 450: So as
your pumping you will be hauling the sewage out. Director Mike Dellorso: Yes we have 3
different options. You have 3 fields, drip system and a spray system.
Spraying you do not want to do because it is above ground and you will
smell it. He says no we have a treat waste yada yada yada. You have a drip
system and the fields. We want to know if the same size drip system will
handle the same amount of gallons per day as a field. They are going to give us certain
options to weigh one against the other because sometimes we have 6,000
gallons a day and other times we have 36,000 gallons a day. Will
the drip system handle 36,000 gallons a day we are not sure yet. They are
going to figure that out for us and then we will have to make a decision
on which way to go. Dennis Cooney Glen 10 Lot 450: You
have to find out if the land will perk and if it fails you cannot hold
that information back. Director Mike Dellorso: There are also
different levels of perking. Dennis Cooney Glen 10 Lot 450: Are you
going to test different areas in 9A for perking?

Director Mike Dellorso: 9A, 11, the
back of 10 behind Nick, there is almost 13 acres. It all depends. We
discussed they may have to pump it. We would have to dynamite in certain
areas to get the pipes underground to those places to get the pump to. We
made a proposal if we can build fields and truck our own waste from site 1
to site 2 but we do not know if they would allow us to do that. There
are a lot of different questions that are up in the air and he is going to
answer those questions to us before we make a decision on what system we
want to go with. Then we have to find the right amount of property besides
the size of the system we need and if that area will handle that size of
percolation. There are different levels of percolation. You have a slow
perk and a fast perk. All depending on how the area perks or the other
areas we will decide where we are going to put it. Dennis Cooney Glen 10 Lot 450: You
have to decide? Director Mike Dellorso: You do not
decide you have to figure out the amount of waste that you condense in
this park. It is not going to be an estimate anymore. That field up there
was designed to handle that bathroom. Vice President Julie Kimmel: Hopefully
we can take the proposal to Glen Martin and ask him this is what we would
like to do. We would like to work with you if you can work with us. This
is our proposal this is what RKR Hess is came up with.
Hopefully Wayne Gross will have the proposal ready by next week so
that we can get the ball rolling. Director Mike Dellorso: If he sees the
ball is rolling maybe he can grant us a little grace as far as fields 1
and 2 being operational. Dennis Cooney Glen 10 Lot 450: How
much is this costing us? Treasurer Aggie Pennington: RKR Hess
was already paid for the testing and that was budgeted and you are well
aware of that it was paid for. As far as from this point as to what he is
doing, Jim will have to find out what that is costing us because I am sure
he is billing us. Dennis Cooney Glen 10 Lot 450: You
know we should not lock in with one vendor but unfortunately you cannot do
anything about that now. Treasurer Aggie Pennington: We already
told RKR Hess we are going to put it out for bids. Dennis Cooney Glen 10 Lot 450: He also
told us that he wanted some kind of language in there that we would allow
him do the testing.
Treasurer Aggie Pennington: That is
correct but we resolved that issue.

Dennis Cooney Glen 10 Lot 450: Also
this Security issue really bothers me. I congratulate Security for
apprehending this person. What we went through last season on how many
break-ins by letting people in here that do not belong here. The
policies are there they just need to be enforced. I appreciate Security. I
know that they have their hands full. Gerald Lebeduik Glen 3 Lot 368: What
happens if this area does not perk. Director Mike Dellorso: The area in
Glen 11 was tested before; it may not have to be tested again. Gerald Lebeduik Glen 3 Lot 368: You
know there is a time frame on perking. Director Mike Dellorso: We still need
to know as to what level the soil perks. It will have to be perked again
in a certain couple of areas. We are not going to put one little tiny
field in because we would be up the creek again. We need to build
something that will be adequate for this Community. Gerald Lebeduik Glen 3 Lot 368: You
have to be careful because I have seen in certain areas where it did not
perk and this is where you run into problems with surcharges and
everything else. Director Mike Dellorso: We do know the
area will perk. It is to what extent and how many areas in that acreage
that will perk. Gerald Lebeduik Glen 3 Lot 368: Are
you going to put in large sand mounds? Director Mike Dellorso: We do not know
yet. We are in the process of finding out. Gerald Lebeduik Glen 3 Lot 368: You
should post something around that area no traffic in this area. Director Mike Dellorso: There is no
traffic allowed in that area now. They ride up to the area where crazy
horse is between Osceola and the dump there is a hugh piece of acreage in
there where nobody rides no vehicles in or out if you get the odd ATV but
that would be cautioned off. John Evans Glen 10 Lot 527: Are you
going to leave 3 inches of snow on the ground so we can snowmobile? We did
this years ago and had no problem Now it is because of ambulances and fire
trucks to be able to get in here if needed. How many fire trucks and
ambulances come in here?
Director Mike Dellorso: You also have
people that do not have four-wheel drive trucks like you and I. When they
come up here they do not want to deal with three inches of snow on the
ground.

John Evans Glen 10 Lot 527: We are a
Community we are supposed to work together not against each other and that
is what is happening here. We have thirty people up here all winter long.
I am paying dues you are paying dues. Director Mike Dellorso: At one point
you are asking us to give you three inches of snow. Now you are saying
that 3 inches of snow is not enough. We have a Security vehicle that has
been in numerous accidents. Can we leave them three inches of snow? Do we
have to drop the plows to the ground? President Jim McFadden: I will speak
to maintenance again. President Jim McFadden any other Open

many property owners are paid in full? Treasurer Aggie Pennington: I cannot
answer that question. It was not given to me. I am getting that
information and we will get back to the people. LEGAL REPORT: Attorney Rich Henry we have a status conference coming up on a matter that we have filed with regard to a violation of our restricted Covenants. The Conference is set for May 10, 2010. I have advised the Board Mr. McFadden will be there. This tried generates a status report to schedule order for such a matter. This matter will be tired sometime in the summer.

McErlean I do not know if everyone is aware last month Mike Ryan has
passed on. He was President, Vice President & Treasurer. We received a
thank you note from Mr. Ryan family thanking the Board for their
generosity. PROPERTY CONTROL: None FINANCE, AUDIT & BUDGET: None MAINTENANCE REPORT: Director Don
Johnson we have already started doing work on our comfort stations.
Maintenance has already starting painted. The floors should be ready to be
painted within the next week. The maintenance staff has also done some
electrical repairs. Things may be a mess in driveways and around the
campsite but 30 inches of snow can only be pushed so far. Right now we
only have two maintenance men. There was a point in time when we only had
one maintenance man. We are sorry for the damage we will try to get
everything straightened up and back to normal again and look forward to
the future. Dennis Cooney Glen 10 Lot 450: Up in
Glen 10 there is a water drain in the floor. The water around it is 3
inches deep. Can something be done to correct this? Director Don Johnson: Is there a cover
on the drain? Dennis Cooney Glen 10 Lot 450: It does
have a cover but the water is over the cover. Director Don Johnson: We will look
into this. SECURITY REPORT: Vice President Julie
Kimmel this is a very good report. We had no theft’s no break-ins, no
fire or ambulance calls. The only thing we had were a few written warnings
for light violations. RECREATION REPORT: None ELECTION REPORT: None FIRE DEPARTMENT REPORT: Chief John
Kovacevich, I am glad everyone made it through the winter. Please do not
forget to turn your clocks ahead for daylight savings time tonight.
At our next meeting I will turn in our schedule for the year. I
will turn that in the office so we can get together on what is scheduled
for the year. We still need volunteers so keep us in mind. UNFINISHED BUSINESS: None

contract w/Premier Business Systems for $600.00 per. year. For 60,000.00
copies plus maintenance. Resolution # 11: All snowmobiles must
be registered with the Association. Resolution #12: Adoption of
“Criteria for tree removal requiring a permit” The Breezewood Acres Community
Association By-Laws and Covenants require that all trees over (3) inches
in diameter be approved prior to removal. The following is suggested
criteria for acceptable removal of tree. Infested with pests or disease. Dead or dying.

President Jim McFadden announced that we have one item. It is a
proposal from
RKR Hess for testing and designing the
system. The amount we are looking at will
be $31,200.00 upon approval. Attorney Rich
Henry is going to read the proposal
and get back to us.

COORDINATOR REPORT: I have been in touch with Attorney Henry in reference
to four properties that we are looking into cleaning up and contacting the

the park as you can see. If anyone has any suggestions, please feel free

CONTROL: We have numerous permits that are waiting on Township approval.
Also, the shed size for the new ordinances for Lehigh Township is 10x12,
which is 120 square feet max. I have spoken to Glen Martin, the
supervisor, he is going to work with us.
You can ask for a variance, but it may cost you a few dollars. You
may also have to attend a Township meeting.

Jim McFadden: Breezewood Acres had changed the shed size to 196 square
feet but explained to everyone that, in March of this year, the Township
made a new ordinance for the shed size to be 120 square feet.

Jim McFadden: If they get enough variance requests, they will relook at
the ordinance. They do not want to relook at the ordinance request before
thirty days because it will cost the Township too much money to redo the
ordinance. What they will have to do is get a Court Stenographer to redo
the ordinance that was passed and also advertise that there is a new
ordinance. Question:
What about the property owners that already have a shed 196 square feet? President
Jim McFadden: Anyone that has one now is grandfathered. This is only for
new permits.
FINANCE
AUDIT & BUDGET: Treasurer Aggie Pennington-As far as a budget
standpoint, we have looked at all the line items and expenses, as well as
income verse budget. For the
majority of the line items we are doing fine. There are a couple of line
items we feel are trending high and we are keeping an eye on them to make
sure we stay within our current years budget. We are also putting together
our budget committee for the following year. We will probably set up some
meetings in June. We will
start that process to make sure it is completed and ready for presentation
for the September meeting. MAINTENANCE
REPORT: Director Don Johnson-As you can see, Maintenance has been working
on the Glen 10 water system. They had to repair a few hydrants that were
leaking, which happens every year. They have also completed a few
electrical repairs, which were needed. Our maintenance personnel are also
working on placing stone down on our roads. The men are also working on
the pool to have it up and running for the holiday weekend ahead. Sabo has
completed the pool roof at the bathhouse, however, the lights at the pool
still have to be repaired. Someone
will be here on Monday to complete this task.
We have received proposals from RKR Hess and Lehigh Township. Jim,
myself, and Courtney will be meeting with Glen Martin SEO and RKR Hess
Associates to submit our request of how we will proceed with the study of
the drain field in Glen 10, and if the SEO will allow us to use the drain
field for the summer.

Don Johnson: We have not done that yet Dennis. We are just submitting the
proposal to SEO Glen Martin stating this is the procedure we would like to
use and if we can, we are asking if we can keep two drain fields open for

Cooney Glen 10 450: When will the starting of the construction of the
mound take place?

Don Johnson: We will not be able to do that until we get the site test
from RKR Hess and then actually get into starting the tests. Dennis
Cooney Glen 10 Lot 450: On another issue, word on the hill is that Dennis
Rinaldi, our maintenance foreman, is retiring? Director
Don Johnson: Dennis has filed for his Social Security and he has not
decided as to what exactly he is going to do, whether he is going to quit
or retire at the end of the season. SECURITY
REPORT: Vice President Julie Kimmel-We had two citations issued- one for
an unattended fire, the other for electrical box tampering. One warning
citation was issued for careless driving. There were two thefts reported,
one for lattice and the other for a leaf blower.
That is it, no vandalisms reported. Vice
President Julie Kimmel: Announced that any property owner that is having
any Contractor coming into Breezewood to do any kind of work on their
property must inform Security and the office first.
If they are not notified, then the Contractor will not be allowed
into Breezewood. Remember this
is for your safety. President
Jim McFadden: As I see we have a couple of the Contractors here today.
Please advise any other Contractor that you know, that the Office
and Security must be advised as to where you are working and when you are
coming into Breezewood. Anthony
Minutello Glen 2 Lot 36: The dump trucks that are coming in and dropping
off gravel, you cannot see inside them once they drop off the gravel.
Is there any way we can put a camera high on a pole, so as they are
leaving Breezewood we can see if there is anything inside the truck? Director
Don Johnson: We can look into this. Director
Barbara Ersch: On another note, did we ever put up a sign asking all box
trucks, etc. if we can check what is inside the truck as it is leaving
Breezewood with the owners permission? President

Glen 9 Lot 231: I do a lot of work in here.
Do I have to let the gate know? President
Jim McFadden: You will have to call the gate and let them know that you
will be on that property doing some work. Vice
President Julie Kimmel: This is just to let the guards be aware that you
are supposed to be on the property you are working on. President
Jim McFadden: The property owner should also contact the gate and the
office to let them know that you are allowed to work on their property.

REPORT: Director Tammy Benanti-The calendar for the summer season has been
approved and will be online. The
Bugle will be online for everyone’s convenience.
The pool will be open Memorial Day Weekend as well as the snack
bar. Our first
big event will be the golf cart parade on May 30, 2010. Come down and join
in as we have some very nice prizes from a lot of vendors in our area.
You can also pick up copies of the calendar and the Bugle at the

COMMITTEE: There are three (3) open seats for any property owner who would
like to run for the Board of Directors. Any property owner who is
interested and has been an owner in good standing for two (2) years, go
down to the office and ask for a petition. Twenty-five signatures are
required and they must be members in good standing that sign the petition.
Remember all petitions must be brought back to the office two (2)
weeks prior to the General Membership Labor Day meeting, this way the
office staff can verify the signatures. FIRE
DEPARTMENT: Chief John Kovacevich: We are having our pancake breakfast
Sunday May 30th, 2010 from 8 am to 12 noon.
Please come down and enjoy breakfast. This is one of our fundraiser
events that we do for the summer season.

REPORT: Treasurer Aggie Pennington-Two areas of the Treasurer’s Report
that I would like to speak about, one is dues payers, which I think is
extremely important to all of us. We
budgeted this year for 840 property owners to pay
dues. That was based on what was happening last year. At this point in
time only 768 property owners have paid dues. There are an additional 17
property owners that have made some type of payment.
Their last payment was in April so they are really lagging behind.
Based on that information, if those people, plus the others, pay, we will
be 55 property owners short of our budgeted funds. We are running behind
this year. It started out
pretty strong but then it really started to fall off.
As we are going forward we will be looking at our expenses and
looking at where we can cut expenses to make sure that we stay in the
black. I just wanted to make everyone aware of that.
As of May
31st, there is $100.50 in our Capital Improvement Savings $71,039.38
in our Sweep Account $14,505.08
in our Payroll Account $30,000.00
in our Regular Checking Operation Account $256,072.26
in our Money Market Account The total
of all accounts is $1,084,550.63

one thing I want to mention at this time because we are all going to be a
part of this. We all know that
we are having a problem with the mound and there is going to be a
solution. This is going to be a huge cost to the Community. Although it
shows we have a million dollars in our accounts, we also have a lot of
expenses to go with it. You are going to have to see a real tightening of
our belt as well as a plan that we will be putting in place. Our goal is
to formally announce by the September General Meeting what the Budget and
plan will be over the next couple of years to resolve the issue, and pay
for the financial burden that this is going to have on the park while
trying to stay in the black. We are going to do whatever is possible to
make this happen. TREASURER

that are in arrears? Treasurer

Cooney Glen 10 Lot 450: Has the Board given any consideration as to how,
financially, we will pay for the repairs of the mound? Treasurer
Aggie Pennington: We do not know because we do not have the final numbers.
We are having a workshop meeting with all the facts so that we really can
put a dollar figure to it. What we know is the top end worst-case
scenario. You know Dennis, there is a lot to it. We also have to look what
Capital needs may happen over the next couple of years and get all this in
place and then we will be able to answer it. Dennis
Cooney Glen 10 Lot 450: At the last meeting you stated that we were
keeping an eye on a certain line item. What line item was that? Treasurer
Aggie Pennington: Vehicle Maintenance was one. Vehicle Maintenance is not
a concern because there was a check that came back to us from the accident
that occurred for $7,000.00, which was not applied to the same line item
so it looked like we were trending very high in vehicle maintenance.
That $7,000.00 will be a wash. The other
item is gasoline and diesel fuel. I
am keeping an eye on that because it is trending high verse the budget.
Then, of course, because of the dues being low, that is an overall
concern of where we will end up if we do not start tightening our belt. Dennis
Cooney Glen 10 Lot 450: How are we doing with our new electric supplier
verse PP&L?

Aggie Pennington: Well there was a contract that we signed with the new
electric supplier with what our maximum payments were going to be, and
from my last look at it, it was falling in line with what they committed
to in their contract. Courtney
and I are going to meet next month, along with the Board, to start really
looking at this. So far I have not seen any problem with them or the new
trash company that we have picked up as far as the financial part of it.

Cooney Glen 10 Lot 450: Do you think there are a percentage of people
coming into the park that have not paid their dues in full? Treasurer
Aggie Pennington: I think that Courtney is doing a great job of making
sure the people who have not paid are not coming into the park, at least
without her knowing it. If
they are coming into the park, she is making sure that they understand
that as of June 30th, which anyone that is making an approved
payment plan must be paid by June 30th. There will be a real
crack down after that as to not coming into the park until their dues are

Cooney Glen 10 Lot 450: What about the cut off of their utilities? Treasurer
Aggie Pennington: That would be something that we would discuss after June
30th. We can say
these are the people affected, and then we have to put our plan in place
to do that as well. Dennis

Aggie Pennington: Absolutely. Vice

scheduled for July 8, 2010. Joe Sampson, former property manager, will be
deposed and our President will also be deposed. We have a trial set for

COORDINATOR: Courtney Raymond-Just to touch base on what Aggie was saying,
I have put locks on our gas and diesel.
I know exactly the starting points of how many gallons are in each
tank. We are also logging in and out as to what the mileage is and how
many gallons each vehicle is using. I
am monitoring the gas and diesel usage daily.
I also want to thank all of you for not coming in and asking when
the trash will be picked up after the holiday weekend.
The trash company, unfortunately, had a rough time with all the
pick-ups they had due to the holiday weekend, but our maintenance
personnel did a great job keeping the trash area under control over the
holiday weekend. We are
cracking down on property owners who have not yet paid their dues.
If dues are not paid in full by June 30th, the property
owner will not be allowed access to Breezewood Acres’ amenities.
I am also asking everyone to please, if you see one container at
the trash area that is full, place your trash in the next available bin.
I will also post a sign at the trash area as a reminder.

not paid their dues? I know Rich handles some of the delinquent dues
payers. I also know we do have a collection agency BCA that also handles

Every Tuesday night starting June 22nd, from 7pm to 9pm,
the Recreation Director will have a game night.
The game is called, “Win It In A Minute”.
It’s a really a fun game. There
will be snacks and soda available for purchase.
This will be posted on the board and also put on the calendar.
Starting June 21st, the pool and snack bar will be open
everyday. Kids Corner will be
open on Monday, Thursday, Friday, Saturday and Sunday from 10am to 1pm.
They will be doing crafts down in the basement as well as outdoor

Bob McErlean: Security has also placed flyers in all the bathhouses to
remind everyone that you must have a Photo ID and must be twelve years of
