It looks like Winter is finally behind us and Spring has arrived. The trees and flowers are all blooming and putting on their spring colors.

PRESIDENT’S CORNER:  Hello!!

On behalf of the Board of Directors, I would like to welcome everyone back for a great 2010 season. We hope everyone had a healthy and safe winter. The Recreation Committee is planning many events. PLEASE support them. We also have a new Park Coordinator, Courtney Raymond, stop in the office and say hello.

 

 There are a few changes in our rules.  Please feel free to read the WHAT’S NEW section.

 I hope all of our Campers have an enjoyable and safe spring and summer. Please attend our Board Meetings.

PARK COORNIDATOR’S CORNER: Hello Breezewood Acres!

I would like to introduce myself.  My name is Courtney Raymond and I am the new Park Coordinator. I am from the beautiful Adirondacks in Lake George, NY and grew up an avid outdoor lover. I look forward to meeting everyone at the association sponsored events. I believe in an open door policy. Please know that if there are any questions or concerns you may have, please feel free to stop in the office to see me during office hours. I will also be out on the property and very visible, so feel free to stop me and ask questions.

 

 We had some serious winter weather this season, but the maintenance staff has been working vigorously this off-season making sure the roads are safe, the comfort stations are in top shape, and the landscaping is in order. We remind everyone to please maintain their lots and trailers so we all can enjoy the beauty of our community and continue to raise the standards of Breezewood Acres.

 

  Our Recreation Department is gearing up for some fun activities and looking forward to great turn outs for our ice cream socials, BBQ’s, golf cart parade, etc. Please be advised of our new Rules & Regulations regarding go-karts, four wheelers, and mules for your continued safety on our roads.

 

  To the Property Owners who have paid their dues in full, your gate cards are actively working and you may stop in the office to pick up your guest passes. To those who have not, remember the plan is $200.00 monthly so dues will be paid in full by June 30, 2010. If there are any questions about gate cards or passes, just stop in the office and we will gladly answer any questions you may have.

WHAT’S NEW: 

 

We are asking any Property Owner who is having work done through the approved vendors to please call the Guard Shack to advise them which contractors are coming to their lot prior to any work being done.  This is for the protection of the Property Owners- please be aware of the change beginning Memorial Day weekend.  Thank you!

 

Resolution # 16: Increase Shed Size to 196 square feet instead of 144 square feet. Passed at the June 2009 BOD meeting.

 

New Policy: For guests of Property Owners, if your guests are going to be riding an ATV, here at Breezewood Acres you have to register the vehicle. We will issue you a temporary plate. The fees will be $15.00 for three (3) days and $20.00 for seven (7) days. This was motioned on and passed at the August 8, 2009 BOD meeting.

 

Resolution # 29: All Property Owners and their guests MUST wear a DOT approved helmet while operation an ATV, DIRT BIKE, Go-Cart, or motorcycle. Passed at the 10/10/09 BOD meeting.

 

Resolution# 11: Snowmobiles will now need to be registered with a proper plate and sticker. This can be obtained at the Administration Office. Passed at the March 2010 meeting.

 

Resolution # 12: CRITERIA FOR TREE REMOVAL REQUIRING A PERMIT

The Breezewood Acres Community Association By-Laws and Covenants require that all tree over three (3) inches in diameter be approved prior to removal. The following is acceptable for removal of trees. Passed at the March 2010 BOD meeting.

 

Infested with pests or disease

Dead or dying

 

The following are stipulations to the above criteria:

 

  1. No tree on property lines shall be removed without written approval of the neighboring owner.
  2. Lots shall not be clear-cut.
  3. A reasonable amount of trees must remain to ensure the campsite atmosphere.
  4. The Park Coordinator and/or Maintenance Supervisor shall be responsible for determining the need to remove trees.
  5. Any request to remove more than three (3) trees must have final approval from the Campsite Control Committee (which consists of the entire Board).
  6. Any tree removal without a permit will result in a $500.00 fine.
  7. All permits are issued on a case-by-case basis and based on the above criteria and responsibility.
  8. Any denied permits may be brought before the Campsite Control Committee for further review.

 

                                                  

 

PUBLIC SAFETY DEPARTMENT: I would like to welcome back all of our campers for another fun-filled summer. The Public Safety Department is a very important asset to our community and is looking forward to an enjoyable safe summer.

 

OLD RULES:

 

All children who are 12 years of age or older and would like to drive golf carts, ATV’s, go- carts, Mules or such, must bring a copy of their birth certificate to the office. The office personnel will then take your picture and issue you an ID card. There is a $5.00 fee for the ID card.  This card must be carried with the child or children when they are driving any small vehicle in the community.

 

We also issue identification cards for younger children, just in case they get lost, so that it will be easier for our Public Safety Department to locate their parents. There is a $5.00 fee for this card.

 

The speed limit in Breezewood Acres is 15 MPH on Geronimo Trail and 10 MPH on the glen roads. Quiet time starts at 10:00 p.m. and ends at 8:00 a.m.  Please respect your neighbor’s rights during these hours.

 

Also note that Citations will be issued for any unlawful act. Please be sure that you pick up a copy of the Rules & Regulations at the Security building or in the office.

 

Another important issue you need to remember is to update your unlicensed vehicle insurance and to pick up your stickers for your vehicles. The fee is $4.00.

 

Last, but not least, we all have to pitch in and keep our Comfort Stations clean and sanitary. If you should see anyone causing damage, please let us know. We all have to work together to keep Breezewood a great place for all to enjoy.

IMPORTANT NOTICES TO PROPERTY OWNERS:

 

When you open up for the season, Maintenance is asking all Property Owners to bring your leaves and branches near the gate in Glen 11.  When Maintenance burns debris, they will also burn those leaves and branches.  Please do not leave any branches or leaves near Crazy Horse Circle, as it has become a real eyesore. Follow the posted signs and help keep Breezewood clean.

 

You must keep the ditches in front of your lots, which is the easement, free of leaves, twigs and debris so that the water can flow freely. If the ditches are clogged with leaves, twigs and debris, the water washes out our roads.  Everyone please pitch in!

 

TREASURER’S REPORT:  I am happy to report we are off to a good start this year!  We are tracking ahead of last year in dues collection.  We ended 2009 with more money in the bank than the end of 2008 and continue to operate the park in the black.  This is important since we have a large expense ahead of us in the development of a new septic mound to replace the malfunctioning septic mound in Glen 10.  Although the economy has been weak and a lot of us needed to cut back to meet expenses, Breezewood is still a place we can enjoy with our families and friends without the high cost of hotel, airfare and other vacation expenses.  We look forward to seeing everyone for the season opening on Memorial Weekend!

RECREATION CORNER:  Welcome to another new season at Breezewood Acres. Check out our upcoming events via the calendar in this issue, the bulletin boards, online, and in the office. Please feel free to sign up in the office to volunteer for our events.  Don’t forget you may also hand in suggestions for different activities for recreational staff as well. OFFICE:  We are now open seven days a week from Monday to Sunday, 8:00 am to 4:00 pm. Rose and Sue are present at the office to assist you with any administrative concerns you may have.

 

Association Fees: Remember - All dues must be paid in full by June 30, 2010.  Any Property Owner who has not paid his/her dues or made any payments will have their gate cards deactivated and the same will not be reactivated until dues are paid. 

 

Any Property Owner that would like a copy of the Minutes from any of the public meetings can pick up a copy at the office once the Board has approved them. The approved Minutes are now posted on the website, but remember they will always be a month behind.

 

The office staff is asking all Property Owners to contact our office and advise us if you have a new telephone number, e-mail address and/or if you have moved and changed your mailing address. This is very important for our Public Safety Security Department and office personnel to contact you for emergencies.

MAINTENANCE:  Our Maintenance personnel, Dennis Rinaldi and Steve Heykoop, are getting the campground ready for the 2010 season by painting, blowing leaves, and mowing the grass. These are just a few of the many tasks our Maintenance personnel will have completed for the opening of the season.  We also would like to welcome our landscaper, Patrick Lewis.  He has many tasks ahead and we look forward to vast improvements on the property.

 

***IMPORTANT NOTICE*** The Maintenance personnel is inspecting electrical boxes. Maintenance has found several lot owners “HOT WIRED” for more power. This practice is a serious illegal act and, if caught, you will be fined $1,000.00. This violation is not only a very expensive measure for the community, but is very dangerous to our employees. If you have any questions in this matter and/or believe your neighbor is performing this illegal act, please do not hesitate to contact our office immediately. This is also posted on our website.

 

FIRE DEPARTMENT:  Chief John would like to welcome all of our fellow campers back for a great new season. In case of an emergency dial 911 then contact Breezewood Public Safety at 1-570-676-4013 to dispatch our fire department. This is just as important as dialing 911. We are still looking for volunteers. All help will be appreciated.  Our schedule for the season is as follows:

CAPITAL RESOLUTIONS:  Please remember the resolution that states that any Property Owner that has a second trailer on their lot must pay an annual fee of $100.00. This is whether you use the trailer or not.  There will be no electric or water restrictions.

 

COMFORT STATIONS: Our comfort stations are all painted and cleaned for your convenience. Our maintenance personnel did a really nice job with cleaning, scraping and painting.

 

LIGHTS:  Please remember to shut off your lights when you leave property after your stay!!!! For any Property Owner that leaves their property and does not turn off their lights in their trailer or outside, a fine of $25.00 per week will be assessed until the lights are turned off. Please remember that you can purchase a dusk to dawn light permit for a fee of $100.00 per year.

 

BULLETIN BOARD: There is a community bulletin board at the office. Any Property Owner who would like to place a “For Sale” ad on the board can do so free of charge. All ads are held for 90 days.

 

BUGLE ADS: Any Property Owner that would like to place a “For Sale” ad in the Bugle may do so by requesting a Bugle ad application. The fee is $5.00 for 160 spaces or less. You must count the spaces, etc. between words as one (1) space. Each additional line is 61 spaces and the fee will be $1.00 per line.

 

NOTARY PUBLIC:  Any Property Owner who needs documents notarized may stop at the office and see Rose. There is a $5.00 fee for each document that you would like notarized.

 

RESALE CERTIFICATES: Any Property Owner who is selling their lot (s) must purchase a Resale Certificate first. The fee is $100.00.

 

CAPITAL IMPROVEMENT FEE: The fee is $500.00 and must be paid by any new Property Owner who purchases property at Breezewood Acres.

 

BREEZEWOOD PERMITS:  Breezewood permits are $15.00. Remember the Board of Directors cannot approve any permits unless the Township you reside in approves the permit first.

 

BREEZEWOOD TRAILER PLACEMENT: In addition to the Breezewood and Township permits, you must go to the office and complete the trailer placement form before placing any new trailer on your lot. The fee is $5.00.

 

DREHER TOWNSHIP: If any Property Owner would like to build a shed, deck, etc., you must have the proper permits from the Township in which you are located. Dreher Township services Glens 1 & 2. You can pick up an application at our office. Dreher Township is open on Tuesdays from 9:00 am to 12:00 noon. The number to call is (570)-676-4976.  Their address is P.O. Box 177, Newfoundland, PA 18445. All permit fees are $50.00.

 

LEHIGH TOWNSHIP: This Township is only open on Thursdays from 9:00 am to 2:00 pm. They service Glens 3, 9, 9A, 10. You can call the Township at (570) 842-6262 and ask them to mail you an application for a permit. Their address is Lehigh Township P.O. Box 651, Gouldsboro, PA 18424. A trailer permit is $125.00 and structure permits are $75.00.  Please be aware of the change in shed sizes- the maximum shed is now 120 square feet- not 196 square feet.  You may apply for a variance through the township if you want the 196 square foot shed.

 

PROPANE EXCHANGE: If you need this service, please stop at the office. The fees for propane tanks are as follows: Even Exchange $23.00, Upgrade $40.00, Spare $53.00.

  

TRASH FEE:  Any Property Owner who would like to throw away a large item in the trash area MUST stop at the office first to find out the fee for the item in question. Maintenance will come to your lot and remove the item for a small additional fee. Please put all trash in the dumpsters and not on the ground.

 

STONE, DIRT, BACKHOE TIME: Any Property Owner who requests this service must remit payment prior to work commencing. 

 

SLUICE PIPES: Any Property Owner who needs this service must come to the office to sign an Agreement. Payment must be remitted prior to work commencing.

 

PUMPING ORDERS: We are now taking pumping orders. As soon as we receive ten orders we will call in the septic company. Gottta Go Potties will be charging $27.00 for each holding tank you would like to be emptied. Remember payment is to be made in cash only.  You can call Gotta Go Potties yourself at 570-894-8690 with your credit card - they charge a few dollars more for this service.

 

CONTRACTORS PERMIT: Any Contractor who would like to work in Breezewood must provide our office with a copy of your insurance and also remit a fee of $100.00 for a road use fee. Our office will then issue you a permit for your truck.   No Contractor will be allowed into Breezewood without proper insurance and payment of the fee.
