The discharge of firearms within the confines of Breezewood Acres is prohibited by PA Law and by our Rules and Regulations.  If you are caught discharging firearms within the confines we will prosecute to the fullest extent of the law.  This is for the safety our our residents and our neighbors.

June 11, 2018 -  UPDATE - Changes are being made to the EVENT CALENDAR

PLEASE    Discard your EVENT Calendar --  New Calendar should be ready by this weekend.

Upon an inspection of Comfort Station 1 an issue was observed with the hot water system.  This is causing the comfort station to not be usable at this time.  Due to this issue the comfort station will have to be closed down and porta pots are being ordered for the comfort station.

Fellow Campers:

Update Comfort Station 3 is back in service. 
Comfort Station 3 will be closed until further notice due to a water leak between the well and the comfort station. We will advise as soon as the issue is fixed and the comfort station is back in operation.

​Breezewood Road Update:
Maintenance is working on getting the roadways open. They are currently passable by vehicles, but they are working on getting them opened wider. So if you plan on going up remember there is alot of snow on your sites and make sure your vehicle is capable of moving around in that type of weather. If you want to check the local are you can go to and it will give you cameras to choose from.

As a means to keep everyone informed, the enforced water restriction announcement on the dues letter is simply one of many ways of keeping ALL property owners advised. Many of our Property Owners are not active Facebook users and some owners do not attend the meetings the Board holds for the membership monthly. Presently, we have engaged Kiley Associates to oversee a hydrogeological study of our park’s water infrastructure. This study will provide us with the information to develop an action plan which meets our park’s needs for adequate water. 
Lastly, an announcement will be posted in early spring regarding what, if any, water restrictions maybe necessary. The announcement will include specifics related to opportune times permitted for power washing trailers as well as a reminder of the penalties for disregarding any applicable restrictions.

It has been brought to our attention that the increase in the Second Trailer Fee was not posted to the annual dues bill correctly. Rather than sending out a second mailing, we ask that, should you have a second trailer, please include the additional fee of $25.00 with your payment. If you’ve already mailed in your payment without the additional $25.00 fee, the office will send you a balance due invoice. Your courtesy and cooperation is appreciated. We apologize for the inconvenience.

         The Board has approved the budget for 2018 below are the following changes:

​           - Dues for 2018 will be $1515.00 which is a 2.6% increase of $39.00 per owner

           - 2nd trailer fees were raised to $125.00

          - Effective January 1st there will be a minimum credit card charge of $50.00

              due to increased charges by  the  bank

          - Effective January 1st there will be a 1% surcharge on any invoices that are paid over the phone                with a  credit  card due to charges by the bank

          - Effective January 1st Reconnection fees have been increased to $250.00

Maintenance has advised the office with the forecast of the temperatures to start dropping this week they will begin to shut Glen 10 water down Monday, November 6th, 2017.

September 2, 2017 General Membership Meeting:
President's report at General Membership meeting, Saturday, September 2, 2017, to the members regarding the Crazy Horse well:
Recommendations from Knight Well Drilling and Kiley Associates regarding the Crazy Horse well were followed:

  • Knight Well Drilling added 189 feet of 2 inch galvanized piping and wiring with a 5 horse power 20 gallons per minute pump end.

Please remember, wells can only produce water at a certain speed. During periods of high use, such as watering dusty roads, washing trailers, quads, etcetera, can cause our wells to sputter or temporarily cease to produce water which causes a domino effect.  The Comfort Stations rely on our wells.  

Water restriction notices are posted throughout the park. We are continually monitoring and tracking water usage from the wells over the weekends, particularly this holiday weekend.  

Thank you for your continued support in reporting the water abuse. 

Update:As requested, a representative from Kiley Associates, LLC Surveyors and Engineers will be attending the October 7, 2017 members meeting to answer any questions.

Attention Campers:
Update on water in Glen 1 and 2, Tommy has replaced the controller boxes that Knight Well Drilling advised us to replace and it appears that the pump took a hit by lightning also and finally died, as some of the owners were reporting low pressure on Saturday. Knight Well Drilling will be coming out tomorrow to fix the issues at hand. Thank you for understand as everyone is aware we were hit with some heavy lightning the past few weeks.

Attention Campers:
Good news, between our electrical contractor and our well company they have been able to locate the power issue that was causing Crazy Horse Well to not function properly. The issue has been corrected and Tommy is letting the pressure build in the tank and the water should be back on later this afternoon.
Delawanna update, they are working of fixing the leak on Osceola today and are hoping to have the leak repaired and be able to open CS10 later this afternoon and have the pressure back up from the well.

There are three seats open for the 2018 Board. You must be a member in good standing for two consecutive years. . A member in good standing is hereby defined as a member whose dues, other charges, violations and fines are satisfied in full in the immediate and preceding fiscal year and all prior years. The petition and election procedure is in the office to pick up. Candidates, who are members in good standing, will be announced at the September General Membership Meeting.

Special Notice: We are and were aware of the excessive amount of trash from this Holiday weekend. 
Due to our waste volume, we will be sure to increase the dumpsters for our next and future holiday weekends! 
Be sure to utilize Scrap disposal every Saturday & Sunday between 9am - Noon. This will help keep the dumpster space available for trash bags. Burning boxes and paper products will also help reduce waste volume. If you can not burn, please break down boxes to decrease the volume they take up in the dumpster. Every bit helps! Thank you!

Attention Campers:

The construction on the Recreation Hall will be starting on Wednesday, May 31st, 2017.  This will cause the Rec Hall to be closed during the hours of 0800 to 1600 hrs and will be reopened at night for anyone that needs to use it.  Their will be no construction taking place on the weekends  so the hall will be available for use.  When this project is completed we hope that everyone enjoys the new upgrades.

April 8, 2017   -  Announcements from Meeting
Office Hours:
The Office will be open on Sundays beginning April 23rd and closed on Tuesdays and Wednesdays.
Missing Chairs:
Twenty to thirty folding chairs were removed from the Rec hall between December and January. The
chairs have not been returned and need to be replaced before Memorial Weekend. If anyone has any
information please notify the office. The cost to replace the folding chairs are coming out of our dues.
Power washing:
Power washing your trailer is permitted till Memorial Day Weekend. This can be subject to change as we
continue to monitor the wells.
Disconnection Notice:
Please be advised that the final dues payment for the annual dues payment plan must be received by 
May 1, 2017. Please make sure your final payments are received by the first of the month to avoid disconnect of services. Disconnects of electric for non-payment will begin May 2nd.    The Reconnection fee is $200.00.

Delawanna Well House:
Construction on Delawanna Well House located in Glen 10 will begin on Monday, April 10, 2017. This
may affect the water supply in Glen 9, Glen 9A, and Glen 10. A water buffalo will be available. The
water will not be turned off the entire time. We will be given advance notice. The estimated completion
date is May 24. Updates on the website will be forthcoming.
Crazy Horse Well:
On October 16, 2016 Crazy Horse Well was shut down due to little or no water. All prior
recommendations were followed (hydrofracking, added 2” galvanized pipping with wire, and ongoing
water readings had been sent to Knight Well Drilling
On March 28, 2017 the DEP and Kiley Associates met at an existing Test Well site located by Crazy
Horse Circle. A 12 hour step drawdown test was to be scheduled on the Test Well to determine the well
On April 3, Knight Well Drilling went to the Test Well Site and determined it had been filled with
miscellaneous items (toys, cans, beer bottles, garbage, and mud). They could only reach a depth of 4 feet.
The driller explained that it would be too risky to drill into an existing hole not knowing what has been
pushed into it, which could result in possibly losing their tools in the well. Because of this, we cannot use
this existing Test Well. They suggested we inform the DEP of the latest update. The report was forwarded.
Kiley Associates suggestion is that we choose another acceptable location near Crazy Horse Well. Once
the new well is developed, a pump test will be performed to ascertain the safe yield.... If a pump can be
supplied to meet the determined yield, we may be able to avoid storage. If it is determined that a storage
tank is required, they will determine a recommended size.
The well should be installed in an area that makes it reasonable to tie-in to the existing distribution
main(s) that control the water to this service area. This means we will not have to install a new water
distribution system. We can use the existing black lines/hoses from Crazy Horse Well. Updates on the
website will be forthcoming

April 2, 2017-Fellow Campers:
The DEP (Department of Environmental Protection), and Kiley Engineers met last week to assess Crazy Horse Well. A Water Supply Inspection Report has been sent to Knight Well Drilling, and a twelve hour Step Draw-down Test is being scheduled to evaluate well performance. An update regarding the scheduled date of the test will be posted and announced as soon as it is confirmed

March 18, 2017 -

Owners I have been asked to put out a public announcement in reference to people coming up to the campground. Some of the roadways are only passable by one vehicle at a time right now. We have had owners coming up with vehicles that are not equipped to handle that kind of weather and are getting stuck in the back glens. If you get stuck our staff WILL NOT attempt to pull you out, we don't want to damage your vehicle or the associations vehicles. Remember the measurements were over 30" of snow, and they are predicted to get another 3-6 tonight, which lately could be more at the top of the mountain. There is just no place to push all of this snow so maintenance is working very hard to get the snow moved and open the roadways up. Thank you for understanding and stay safe.

March 16, 2017
Good evening everyone, just some quick updates on Breezewood Acres. Due to safety reasons Glen 10 bathhouse will be closed at night for now until some of the snow melts. The winds are blowing very hard and making it very difficult for security to see where they are going at night. Some of the snow drifts are being reported by maintenance and security to be 4 ft high at the top of the mountain. Maintenance is doing everything they can to get the roads cleared by they are having issues since there is nowhere to push the snow to, our vehicles are getting stuck trying to maneuver around clearing the roadways.

The other issue that needs attention is, until maintenance can get all of the roadways open and clear there will be no work orders taken for driveways to be plowed out. Security is advising that the snow walls from the plowing operations are very high and unless you drive BigFoot you will not be able to get into your lots.
Everyone has asked for a good snow fall to help the wells, well here it is and we will keep you updated on how they are making out with getting the roads cleared. So we ask if you don't have to go to Breezewood I would not try it. If you get stuck security may not be able to get to you or be able to get you out which will cause a safety hazard. We hope by the end of the weekend all roads will be passable, but with the temperatures that are up on the mountain things are not melting very quickly.

March 12, 2017 - We wanted to update the membership of a project that everyone has been asking for the past few years and we have made the decision to move forward with it. In the next few weeks the camera system at the Guard Shack will be getting replaced, and during this project three cameras will be getting mounting in the dumpster area that will be hooked to this system. Another option that we will be able to do once the system is in place is that we will be able to have a camera that is pointing down Geronimo from the Guard Shack and it will be linked to the Breezewood Acres website so that at anytime you will be able to see the conditions at the bottom of the hill with the weather. So hopefully this will satisfy the needs of the membership that you have been asking for over the past few years. Be safe during the upcoming snow storm and stay warm.​​​

January 17th, 2017  -  The Board of Directors are pleased to announce Sue Czahor.

She has joined Breezewood Acres Community Association in the  position of Property Manager. 

She comes to us highly recommended from a temp agency.

 If all goes as planned, she will be with us for many seasons to come.

December 17, 2016

As this year comes to a close and we embark on another wonderful year at Breezewood Acres we would like to remind our property owners of some things to remember as the new year starts:

- Maximum Days allowed in the park according to By-Laws and Township Ordinance is 200 days between January 1st and December 31st.  Any days over 200 will be assessed a fine of $30 per day, making you a member not in good standing until the fines are paid. 

- Light permits can be purchased for $100 per property with a max allowance of 175 watts.  Any property owner leaving lights on while not on property will be assessed a fine according to the fine schedule. 

- Any property owner having a second trailer on their lot is required to pay a $100 fee.  We will be checking this year to ensure that all proper permits and fees are paid according to our rules and regulations. 

- Water Restrictions will continue to be in effect and strictly enforced.  Any property owner that is caught using the water to wash cars, water roadways to prevent dust ( which only makes it worse), or abusing the use of water will receive a summons and be fined according to the fine schedule.  

- Remember if you see something wrong please report it to security, our owners need to work together to make our place better than the previous year. 

- Final reminder, the property behind Glen 10 is privately owned, any ATV's caught out there by the owner will dealt with by the local authorities.  The owner has asked that this be posted so that everyone is well aware of this .  His property lines have been properly marked so that everyone is aware.

November 21, 2016

Attention Owners: Just wanted to keep everyone advised that the campground has had a large amount of trees come down with the snow and high winds. Security is checking everything and if there are issues with your property they will be reaching out to you. We advise with the holiday weekend coming up anyone that is thinking of coming up use caution around your lots due to older trees that are cracking and in danger of falling. Maintenance has spent most of the day today clearing roadways and trying to get everything cleared for safe passage. Please remember we are doing the best that we can, mother nature is not being friendly this year already, there was about 5 1/2 inches of snow over the weekend already. Thank you for working with us.

October 19, 2016 - On  10/16/16  Crazy Horse Well was dry and was turned off.  The situation has not 

changed.  We will continue to supply the Buffalo for your non-potable use.  Will update  as updates occur.

  ​Attention  Property Owners
The gentlemen that owns the property to the rear of Glen 10 and Glen 11 has contacted the Property Manager about the ATV’s and UTV’s riding on his property.  This gentlemen stated that he owns 385 acres behind Glen 10 and 11, and has had it surveyed to mark his property.  There are trees marked with YELLOW and PURPLE paint and there are NO TRESPASSING signs and if anyone from Breezewood Acres is caught riding on his property he will be signing Trespassing complaints against them.  Please advise your family and friends that they are not permitted to cross the boundary or they will be receiving criminal charges from the authorities by the gentleman that owns the property.  Breezewood will be taking measures to block some of the passages from the Crazy Horse area but we know that this will not stop some riders.  Thank you for your cooperation in this matter.

July 30th, 2016

Attention Property Owners:
Well the prayers have come true and as you see we are getting hammered with rain today and looks like it will be here for awhile. This morning the lines were tested to ensure no more leaks and it seems that our pipes going to the owners in Glen 10 are holding. On the recommendation of the Well company, after they reviewed our numbers that we sent them, we will be holding off on opening the well back up until Monday morning. They have advised us that most of the communities in this area are having issues and by keeping it closed for two more days will only help us recover. As I stated last night we will be keeping Glen 10 comfort station closed until at least next week sometime, to ensure that the well will hold up with just the general use from our campers. The well company has stated that it doesn't matter how deep the wells are or if we were to dig more wells, we are at the mercy of mother nature to keep them filled and for our property owners to conserve and use the water wisely. Thank you for understanding and hope that everyone understands our situation. We rely on the recommendations of our professionals that your dues pay to keeps us in the know, since none of us are experts in this field of wells and and water. Thank you and try to enjoy the rest of the weekend.

July 29th, 2016

Attention Property Owners:
During the inspection of the water lines in Glen 10 today we found two valves that were cracked. Our maintenance staff have been able to get them replaced and on Saturday, July 30th in the morning we will be testing the system. We ask that nobody turns on their lot water bibs yet so that we can test the system and see if it is holding water. This will allow the staff to see if there are any leaks in the system other than the two issues we found. We will update everyone in the morning once we are able to test the system fully. We will be keeping Glen 10 comfort station closed for another week or so to ensure that the well will hold. Glen 2, 3 and 1 comfort stations are open and can be used. As we have said wear and tear takes its toll on our equipment and we need to work as a team of association members to report any issues that we see. AGAIN THE WATER RESTRICTIONS ARE STILL IN PLACE AND WE ASK ALL PROPERTY OWNERS TO RESPECT THIS OR WE WILL BE BACK IN THIS SITUATION VERY QUICKLY. THERE WILL BE NO TRAILER WASHING, CAR WASHING OR WATERING OF ROADS. SECURITY WILL BE ISSUING CITATIONS FOR VIOLATIONS OF THIS RESTRICTION.

​Attention Property Owners:
The Delawanna well valves have been opened up more now that the tank has filled up completely. This giving good supply to parts of Glen 9 and 9A and the Delawanna road area of Glen 10. We are still stressing to conserve water in this very dry time.

Below is a request for a by law change that was submitted and will be read for the third time in August and up for a vote at the General Membership meeting Labor Day Weekend. This will be posted on this website as formal announcement.
Requested By Laws change regarding filling vacant seats on the Board. "In the event that a vacancy will arise from the general membership, the term will end on December 31st of that year. Regular seats shall be filled first and vacant seats filled second by vote count."

The water buffalo has been put in place at the Glen 10 comfort station. We are working on the issues, remember the water tables are very low due to very limited rains and limited snow this year. All glens are requested to maintain limited water use so that all the wells don't run out. We are in dire need of a good stretch of rain, the limited afternoon storms are not going to put a dent in the situation. This is happening all over the Tri-State area, it takes team efforts to work together and make things better. Thank you and enjoy the nice weather for now.

Attention Property Owners: Update on our wells

Today Knight Well Drilling was in to look at the issues in Glen 10.  Currently the well is dry and has to be left off until Friday to see if it refills.  Knight Well Drilling stated that they are seeing this in many communities due to the lack of snow and rain this year.   A water buffalo will be delivered in the morning to the Glen 10 bath house so that owners that are there can get water.  All other glens are reminded that if this was shortage continues it could affect the remainder of the park.  Please adhere to the water restriction rules so that we do not experience any more issues.  We will work to keep you updated as much as possible.

It is that time of year again where petitions for the board are available for pick up.  There are three positions on the board up for election this year.  If you have been a member in GOOD STANDING for at least two years you are eligible to run.  Anyone wishing to run for a position on the board must pick up a petition at the office.  This petition must be signed by at least 25 members in GOOD STANDING and turned into the office no later than August 13, 2016. At the September General  Membership meeting all candidates will be announced, they will be permitted to give a brief statement and the positions on the ballot will be announced.

The Board would like to thank all the property owners for their patience and cooperation who were without water this past weekend. It has been announced/posted that due to the frigid winter we are experiencing major leaks in our underground water distribution system. This is a continuing problem. KWD is working on Crazy Horse well water issues. Unfortunately, the property owners who totally disregarded the posts/announcements that there is no power washing, car washing, hosing down dusty roads, etc. permitted on holiday weekends, added to the water depletion. The Board will be meeting to take further measures regarding water abuse. This is a camping community with wells, which are over forty years old, not a city water system. Our community must become proactive in reporting the water abuse.

Beginning of the season reminders:
The speed limit at Breezewood Acres is 15 MPH on Geronimo Trail and 10 mph on the glen roads. All drivers under 18 must be off the road by 8 p.m. Quiet time begins at 10 p.m. and ends at 8 a.m. Please be sure all ATV’s, golf carts, etc. have the appropriate stickers affixed to them. Please note that the passing of vehicles on roadways is strictly prohibited. Please check with the office regarding driver’s requirements.
Photo ID is required for all dash passes.
Fireworks are not permitted on property. There will be no warnings and you will be cited accordingly for this violation.
When you are planning to have guests, you either need to provide your guest with a guest pass ahead of time or meet your guest at the gate with the appropriate guest pass. Please note that the Public Safety Department does not hold guest passes for anyone.
There is no loitering at Crazy Horse Circle.
Dogs are to be leashed at all times.
There is no power washing, car washing, etc. permitted on holiday weekends.

Be advised Glen 10 property owners, the company just finished hydrofracking to expand and clean the fissures that the water runs through in the rock below the well head. Knight Well Drilling has been notified and hopefully will be in tomorrow. We will NOT have water in the black hose area this weekend because the well has to be purged for 24 hours before we can energized the lines.

The voice of the community has been heard! To better resolve issues and concerns we are going to launch our 2015 Season with Glen Reps!

If you want to take positive actions in making your glens concerns
heard and understood, then you're the right person for the position.

The Reps will help streamline the communication from their glen to the Board so that issues could be addressed and hopefully result in a quicker resolution!

Selection of Reps will take place at the Memorial Day General Membership meeting!

Anyone who would like to volunteer as a Glen Rep should submit their name to the office PRIOR to the Memorial Day General Membership meeting. If there are multiple volunteers for a Glen Rep for a glen, a drawing will be held at the Memorial Day General Membership meeting to decide on that glen’s representative. 
A Glen Rep must be a property owner in good standing.
Each glen will only have one representative.

Glen Reps will have an established Facebook page or email wherein they can forward their glen’s concerns. The Board will then review and you will receive a response as soon as feasibly possible. 
All Reps will be given an email address and a FB page to communicate with the BOD.

Answers/Resolutions to questions.
At NO time will the answer, decision or result of a glen concern be decided by a Glen Rep. ALL answers will be communicated by the appropriate Board Member.

Hello Margie,
As per our earlier conversation, I wanted to send you an email outlining our findings so far. As you know, we measured the existing Glen #3 well house late last week to see what size water storage tank we could place. Please see the attachment for a sketch of the existing well house. We discovered that the existing tanks in the well house are 500 gallons each, for a total of 1,000 gallons. However, keep in mind that in water storage tanks, about 1/3 of the space within the tank is air to maintain a pressure in the system. This means that there are currently about 660 gallons of water storage in the Glen #3 system. 

In our prior report, we determined that based on the demand data provided to us, approximately 2,448 gallons of water storage would be ideal to meet the demand. This would be the amount of water stored in a 4,000 gallon tank. However, our measurements determined that neither a 4,000 gallon tank nor (2) 2,000 gallon tanks will fit within the current Glen #3 well house. We’re proposing the installation of (2) 1,217 gallon tanks in order to maximize the water storage within the available space. This would provide roughly 1,600 gallons of water storage, which is more than double what is existing. As we discussed, in order to install these tanks, the roof of the well house would need to be temporarily removed so the tanks could be lowered into the well house and the existing tanks can be removed. In addition, the stairs in the well house may need to be removed for a ladder.

You had asked about expanding the well house in order to fit a 4,000 gallon tank. While this is theoretically an option, we do not recommend this because it would be a much greater cost to Breezewood Acres. The additional costs of excavation, removing and rebuilding the masonry walls, and rebuilding the wood above-ground structure would add up quickly. In addition, you would likely need an erosion and sedimentation control plan in order to perform the work.
